US NRI realities — and how we solve them

We've built our systems specifically around the needs of US-based owners.

Time Zone: 10.5–13.5 hrs from IST

The US-India time zone gap is the hardest of any diaspora. Verta operates a proactive update system — monthly reports, WhatsApp summaries, and all non-emergency decisions handled asynchronously so your life isn't interrupted.

USD Remittance to Your US Account

Rent collected in INR is remitted to your NRE account in India. You can then wire to your US account via your Indian bank's international transfer service. We handle 15CA/15CB documentation for every transfer.

IRS Reporting + FBAR Requirements

If your combined NRE/NRO account balance exceeds $10,000 at any point in the year, you must file an FBAR with FinCEN. We provide detailed account statements for your US tax preparer. We also handle Indian TDS compliance.

India-US DTAA Benefits

India and the US have a tax treaty that prevents double taxation. TDS paid in India on your rental income can be claimed as a foreign tax credit on your US return (Form 1116). Verta ensures your Indian TDS certificates are accurate and ready for your CPA.

Questions from US NRI owners

Do I need to report my Hyderabad rental income to the IRS?

Yes. As a US person (citizen, green card holder, or resident alien), you must report worldwide income to the IRS — including Indian rental income. Schedule E applies. You can take a Foreign Tax Credit (Form 1116) for TDS paid in India. Verta provides Form 16A and detailed P&L statements to make your CPA's job straightforward.

What is FBAR and does my Hyderabad rental income create FBAR obligations?

If your Indian bank account (NRE or NRO) exceeds $10,000 at any point during the year, you must file FinCEN Form 114 (FBAR) with the US Treasury. Verta keeps detailed records of all transactions, and your CA can prepare the FBAR filing. We provide monthly statements specifically structured for this purpose.

How does rent from Hyderabad reach my US bank account?

Verta collects rent in INR, remits to your NRE account in India within 5 days of collection. From your NRE account, your Indian bank can wire USD internationally to your US account. The NRE-to-foreign-account route is FEMA-compliant and unrestricted in amount.

The time difference makes communication hard — how does Verta handle this?

By design, we make our management work asynchronously. All significant decisions come to you via WhatsApp with full context — you reply when convenient. Monthly reports arrive in your inbox automatically. Emergency situations are handled by us on the ground immediately; we inform you after.

Can I use a Power of Attorney for lease agreements if I'm in the US?

Yes. A Specific Power of Attorney (PoA) allows Verta to sign and register leases on your behalf. You get the PoA notarised at the nearest Indian Consulate (Houston, NY, SF, Chicago, Atlanta, or Washington DC) and mail us the original. All subsequent leases are handled without you needing to travel.

Is there a risk of double taxation on my Hyderabad rental income?

No — not if managed correctly. The India-US DTAA prevents double taxation. TDS paid in India is credited against your US tax liability via Form 1116. Verta ensures your TDS certificates (Form 16A) are accurate and issued on time so your CPA can claim the credit without issue.
