The TDS problem — and how we fix it
Under Section 195 of the Income Tax Act, your tenant must deduct 31.2% TDSon every rent payment made to you as an NRI. On a ₹50,000/month property, that's ₹15,600 lost every month — ₹1.87 lakh per year.
Most NRI landlords don't know this is avoidable. Verta applies for a Lower Deduction Certificate (LDC) under Section 197 for every client. This legally reduces your TDS rate to as low as 0–5%.

How do I receive my Hyderabad rental income in the UAE?
Verta collects rent in INR by the 1st of each month. We process the international remittance to your NRE or NRO account within 5 business days via FEMA-compliant channels. Once in your NRE account, you can freely transfer to your UAE bank account without restriction.
Do I need to fly to India to sign the lease agreement?
No. A Specific Power of Attorney allows Verta to execute and register the lease agreement on your behalf in Hyderabad. We prepare the PoA document, you get it notarised at the Indian Consulate in Dubai or Abu Dhabi, and we handle the rest.
What is TDS on NRI rental income and how much will I lose?
Under Section 195 of the Income Tax Act, tenants must deduct 31.2% TDS on rent paid to NRIs. However, Verta applies for a Lower Deduction Certificate (LDC) for all our clients, which can legally reduce your TDS to 0–5%. This one step alone can increase your annual net income by 25–30%.
